By space
Each space has its own constraint and its own fix. Start with the room you actually have rather than the package you saw online.
A basement, a garage and a purpose built outbuilding are three genuinely different engineering problems that happen to end in the same golf. The basement fights you on ceiling height. The garage fights you on temperature and a sloped slab. The outbuilding does not fight you at all, because you set the dimensions before anything is built.
Commercial spaces split the same way. A bar bay is a throughput and acoustics project. A hotel amenity bay is a reliability project, because nobody on the night shift is going to troubleshoot a projector. An attraction bay is custom engineering with a golf simulator inside it. Specifying all of those the same way is how projects go wrong.
