What drives utilisation outside evenings and weekends?

Leagues, lessons, club fitting and corporate bookings. Weekday daytime is where commercial models are won or lost in {city}. Build for it at design stage, with at least one bay laid out to suit a teaching pro and a camera, because retrofitting that later is more expensive than including it now.

How much space does each commercial bay need?

Plan for roughly the footprint of a large parking space per bay plus circulation, seating and service access. The number that catches {city} operators out is circulation, not the bay itself. If staff cannot pass behind a swinging club safely with a tray, the layout fails on a busy night regardless of how the maths looked on paper.
